MHADA to Roll Out New Lottery for Affordable Homes in Mumbai and Pune by Mid-2024

he Maharashtra Housing and Area Development Authority (MHADA) has announced a new lottery for affordable housing in 2024, set to offer around 20,000 housing units across Mumbai, Pune, and the Konkan region. The draw is scheduled between March and June, addressing the growing demand for budget-friendly homes in Maharashtra. This exciting development was shared by MHADA vice-president and CEO Sanjeev Jaiswal during a recent lottery event in Mumbai.

Massive Participation and Prominent Attendance

The announcement came at a lottery draw held at the Yashwantrao Chavan Centre in Mumbai, where MHADA distributed 2,030 flats. Over one lakh applicants took part in this lottery, underscoring the significant need for affordable housing. Maharashtra Chief Minister Eknath Shinde and Deputy Chief Ministers Devendra Fadnavis and Ajit Pawar virtually attended the event, while Housing Minister Atul Save, present at the occasion, highlighted the government's ongoing commitment to redevelopment projects in the city.

Discounts for Various Income Groups

To make the homes even more accessible, MHADA has introduced substantial price reductions for different income groups. Sanjeev Jaiswal revealed that homes under the Economically Weaker Section (EWS) will see a 25% price drop, Lower Income Group (LIG) by 20%, Middle Income Group (MIG) by 15%, and Higher Income Group (HIG) by 10%. These price cuts are a major step toward affordability, with a state-appointed committee tasked with reviewing further potential reductions.

Advanced Lottery System Ensuring Fairness

The 2024 lottery will be conducted using the Integrated Housing Lottery Management System (IHLMS 2.0), an automated system designed to ensure fairness and transparency. This advanced platform reflects MHADA’s commitment to maintaining integrity in the allocation process. The flats offered through the lottery are spread across several locations in Mumbai, including Goregaon West, Antop Hill-Wadala, Kopri Powai, and Lower Parel.

Strong Response from Applicants

The overwhelming response to the 2024 lottery highlights the city's housing challenges. According to MHADA data, there were 47,134 applications from the EWS, 48,762 for LIG, 11,461 for MIG, and 6,454 for HIG groups. Winners will receive provisional offer letters (POLs), allowing them to proceed with payments and secure their new homes.

Future Housing Projects and Redevelopment Plans

Moreover, MHADA is pushing forward with several housing projects, including one in Thane for policemen and another in 27 other locations with government approval. Notably, the redevelopment of the Bombay Development Department (BDD) Chawls is progressing, with Phase 1 at Naigaon and NM Joshi Marg slated for completion by mid-2025.

Looking Ahead: Kamathipura and Patra Chawl Redevelopments

Finally, MHADA is preparing for larger-scale redevelopments in areas like Kamathipura, with the master plan awaiting notification from the urban development department. The Patra Chawl project is also set to provide 2,500 houses by 2027.
